1. Making your booking
To book 35a Quality Street you should pay the booking deposit specified in the initial quote. The booking deposit is non-refundable.
2. Paying for your booking
The full balance includes the balance of payment of the initial quote as well as a refundable damage deposit of £75. The damage deposit may be used for any repair and/or replacement of the property, furnishings, fixtures and fittings, as well as any excess cleaning that might be necessary after your stay. We will return the damage deposit to you following the return of the keys to us, less any deductions in accordance with the conditions set out above.
The full balance is due latest one month before the start of your stay. If a booking is made within a month of your stay, the full amount is due immediately. If the booking deposits and balance payments are not paid in due time, we have the right to cancel the booking and re-let the property - retaining the booking deposit.
3. If you cancel your booking
If you need to cancel your booking, a proportion of your payment (booking deposit + balance of payment) will be forfeited. More than 28 days before the arrival date, the booking deposit will be forfeited. Between 28 and 21 days prior to arrival date, 60% is forfeited, and up to 7 days prior to arrival date 80% is forfeited. If the booking is cancelled within 7 days of arrival date, we regret no refund can be made. The damage deposit will, however, be reimbursed.
4. If we cancel your booking
If the property should become unavailable or unsuitable for letting through any cause, we will contact you as soon as possible and inform you of the cancellation. We will refund to you any fees you have already paid. However, we will not be liable to refund you any fees you may have paid to a third party in connection with your stay.
5. Your arrival and your stay
After receipt of the full balance, we will send you an email confirming the details of your booking, contact details and how to collect the keys to the apartment. In this email you will also receive a map of North Berwick and all the necessary information and instructions about the apartment.
You can arrive at the apartment from 4pm.
Pets are not allowed in the apartment.
Smoking is forbidden on the premises.
You may not allow more people to stay in the apartment than expressly stated on the booking form, nor can you significantly change the makeup of the party during your stay. Each additional bed requested later to be made up (e.g. for friends or family visits) will be charged at an extra £12.50.
In case of non-compliance with these rules, we will ask you to leave. We will treat any of these circumstances as a cancellation of the booking by you and we shall be under no obligation to refund fees already paid. Any refund will be at our sole discretion.
The owners or their representatives must be allowed access to the apartment at any reasonable time during your stay.
The apartment must be vacated by 10am on the final day of let.
6. Complaints and liability
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however you have any cause for complaint, it is essential that you contact us as soon as possible so that remedial action can be taken without unnecessary delay. If any complaint cannot be resolved during your stay, you must write to us with full details within 28 days of departure.
We shall not be responsible or liable to you for any accident, loss or mishap to persons or property whilst on or using the premises, except where the injury, damage or loss is caused by our negligence.
This booking contract between you and us is governed by the law of Scotland and we both agree that any dispute, matter or other issue which arises between us will be dealt with by the Courts of Scotland.
